Working with the client and meeting his expectations and deadlines is the most important aspect of my work. I am a very strong believer in providing my clients the best possible product and doing whatever efforts are necessary in order to achieve all goals. I am very aware that a client needs to keep expert costs to a minimum. Additionally, I understand the nature of construction defect litigation especially when it comes to a client satisfying my outstanding invoices. One has to work with the client regarding this aspect of construction defect consulting. DOES BUILDING REPAIRS & ASSOCIATES, INC. PREPARE ESTIMATES ONLY FOR CLIENTS REPRESENTING PLAINTIFFS OR DEFENDANTS? NOBuilding Repairs & Associates, Inc. is retained by attorneys who represent Homeowner Associations, Individual Homeowners, Developers, Subcontractors, School Districts, etc. Regardless of whom the client represents should not influence the cost estimate. The costs associated with performing a task should only be based on what is recommended by the other experts working on the same team as the cost estimator. These experts prepare the scope of the various building repairs which ultimately are provided to the cost estimator for pricing. If the scope of repair is the same in a project, (whether you are working for the Plaintiff or Defense), the cost of performing that same task should also be the same. After all, the integrity of the cost estimator and the accuracy of the estimate should not be compromised. DOES BUILDING REPAIRS & ASSOCIATES, INC. LIMIT ITS SERVICES TO THE MAGNITUDE OF THE PROJECT OR CASE? NO Building Repairs & Associates, Inc. will prepare cost-of-repair estimates no matter how many homes or condominium units are in the case. If the case or project involves one single family home or hundreds of homes or units, BRA will estimate the repair costs in all disciplines of construction. Again, the estimates are based on the recommendations prepared by the other experts working along with BRA. WHAT IS THE BASIS OF A COST-OF-REPAIR ESTIMATE? A construction cost estimator needs to be familiar with standard construction practices. In other words, he needs to have experience and knowledge in preparing cost estimates. He needs to understand and interpret the methodologies and repair recommendations prepared by the various professionals also working in the case. Additionally, the cost estimator needs to have knowledge especially when it comes to reading construction drawings. Finally, having a mathematical background is essential in providing the client an accurate and detailed final product which in turn is indisputable. WHAT MAKES THE ESTIMATES PREPARED BY BUILDING REPAIRS & ASSOCIATES, INC. ACCURATE? I am a very strong believer in accuracy, detail and having supporting documentation. If a cost estimating project is located in California, Nevada or Arizona, I call local contractors to verify their current prices and labor rates. I also call local supply houses in order to obtain material prices. For example, construction costs in California are not the same as in Arizona. By verifying the costs with local contractors, the client is provided an accurate estimate versus an inflated and indefensible one. |
